1031 CF Properties Launches Senior Housing DST 12

By Kennedy Wallace | September 10, 2026

As featured in Business Wire, 1031 CF Properties, a leading sponsor of senior housing Delaware Statutory Trusts (DSTs), announced today the launch of its latest offering, Senior Housing DST 12. The offering features Oaks at Eagle’s Landing, a 122-unit independent living, assisted living, and memory care community in Stockbridge, Georgia, in the fast-growing Atlanta metropolitan area. Senior Housing DST 12 is the twelfth senior housing DST program sponsored by the firm and its affiliates since 2018.

The offering is designed for accredited investors seeking passive ownership of institutional-quality real estate with potential tax deferral under Internal Revenue Code Section 1031. Built in 2022, the community is 98.4% occupied and includes a dedicated secure memory care wing.

“What drew us to Oaks at Eagle’s Landing is that it’s already stabilized under an experienced regional operator, built in 2022, running at high occupancy, with a full continuum of care from independent living cottages through memory care,” said Edward Fernandez, President and CEO of 1031 CF Properties. “As demand for senior housing continues to grow across the Southeast, Senior Housing DST 12 offers accredited investors the potential for monthly distributions and Section 1031 tax deferral through professionally managed real estate.”
